This thesis analyzes the evolution of the land rent in algiers during the last decades, the changes in land use and in the spatial distribution of socio-professional groups. Emphasis is put on the main pecularity of the algiers' situation where housing is managed through socialist distribution in a situation of scarcity. The thesis studies successively : 1- residential function and social segregation in algiers today 2- distribution and change in land rent: theories and practice 3- the different land markets : how do they work ? 3. 1- the market of socialist attribution 3. 2- the liberal market 3. 3- cross relationships between these two markets the thesis concludes with a critical evaluation of the situation and tries to suggest some reforms.

L'objet de la these est d'etudier l'evolution des prix fonciers, la variation de l'usage du sol et les changements dans la distribution des groupes sociaux dans un contexte planifie en situation de penurie, ce qui est le cas de la ville d'alger, aujourd'hui. La these analyse successivement: i- la fonction residentielle et la segregation sociale a alger 2- l'application des theories de la rente fonciere au contexte algerois 3- la distribution et l'evolution de la rente fonciere a alger 4- le fonctionnement des differents marches fonciers = 4. 1- marche socialiste d'attribution des logements 4. 2- marche liberal 4. 3- l'imbrication de ces marches la these se termine par une synthese critique et des propositions d'amelioration de la situation presente.
