The aim of this thesis is the study of the urban housing question in Morocco between 1960 and 1992. It will attempt to demonstrate the existing relationships between the economical growth and the performance of the real estate markets on one hand, and the existing relationship between the housing production system and the economical conditions of access to housing by households on the other hand. The first part of this thesis is a statistical investigation of the relationship between macro-economic indicators and the evolution of real estate transactions taken at national and local levels. The second and third parts examine the dynamic of the Moroccan urban housing crisis, based on an analysis of the supply and demand, and housing prices in relationship to the household economical level.

Le but de cette thèse est d'étudier dans une approche globale et statistique la question du logement urbain au Maroc, au cours de la période 1960-1992. Elle essaie de démontrer les rapports existants entre la croissance économique et le fonctionnement des marches immobiliers d'une part et le rapport existant entre le système de production de logement et les conditions économiques d'accès aux logements par les ménages d'autre part. La première partie de cette thèse examine en termes statistiques les relations entre l'évolution des transactions immobilières à l'échelle nationale et à l'échelle locale et les indicateurs macro-économiques. La deuxième et troisième partie identifient la dynamique de la crise du logement urbain au Maroc grâce à l'analyse de l'offre, de la demande et des prix des logements en rapport avec le niveau économique des ménages.
